It’s a poorly kept secret that the home inventory and prices favor the buyer in cities across the country. However, Denver real estate market conditions here bottomed out about two years before the downturn hit other regions.  It also climbing out of the slump faster than most other major metropolitan areas.  If you are thinking of a home purchase, don’t drag your feet.  The inventory of Denver foreclosures is declining because savvy real estate investors are snapping them up for cash-flow and future value.  In fact, the number of of active foreclosure listings on the Denver MLS dropped 48% in the first quarter this year. The first-time homebuyers activity is also red hot.  Throw all of that into an already thawed-out market with the historically low rates, the first-time homebuyers tax credit, and special financing from the Colorado Housing and Financing Authority, and you might just might miss out on this home-buying opportunity of a lifetime.

A Bastion of Economic Strength for Colorado

Your first flight into the Denver International Airport might be your first clue that this city is an economic powerhouse.  There are planes everywhere.  In fact, there are thirty commercial airlines that operate here, making it the 10th busiest airport in the world.  You may surmise that Denver is a dynamic commercial hub, and you would be right.

The Metro Denver region is home to an eclectic mix of large and small companies.  A healthy cross-section of corporations represent industries from bioscience, aerospace, financing, and others.  The powerful economic engine of this metropolis has kept Denver on the National Honor Roll for economic strength and growth for ten consecutive years.  As a result, the vibrant local economy  continues to attract a talented variety of young professionals to its workforce. In fact, our city has the second most educated populace for any metropolitan area in the entire nation.  Denver is proactive about the influx of new residents; the community recently approved of an ambitious twelve year plan to develop an extensive light rail system to accommodate a growing number of commuters.  In addition to providing transportation, the new light rail is expected to spur even more growth. A pro-business attitude is attracting new businesses that beef-up the commercial tax base. All of this growth and good infrastructure will serve to protect and progress the  value of Denver real estate.  The purchase of your Denver home is an investment in the future.

Can You Really Search the Colorado MLS?

No.  That’s the short answer that our MLS governing body would give to you. Only member REALTORS can do that. Technically, links on private Denver real estate websites (including this one,) do not actually display the Denver MLS listings.  The listings you see come from an IDX feed supplied by the local MLS system.  The feed does not provide some of the  data that member agents are privy to.  Also, this feed might not contain every property found on the Multiple Listing Service.  Some obscure Colorado real estate brokers living far out in the hinterlands might not wish to share their listings on the IDX. I do not know of a single one who does this, and it would certainly not be in the seller’s best interest to not take advantage of this powerful web presence. I doubt that no more than a fraction of a percent of all Denver real estate brokers  opt-out of broker reciprocity for the IDX system.

As a result, member agents cannot have a web link or button that says something like “Search the Centennial Colorado MLS,” or “Browse Highlands Ranch MLS Listings Here.”  The board forbids this sort of language because it believes that it is misleading to the consumer.  One wonders if the Board is simply more concerned about its proprietary interests than consumer protection. Interestingly, the large, national real estate web entities can say things like “See all Castle Rock MLS Listings,” or “Search the Parker Colorado MLS” with impunity.   Hmm.

What does all of this mean to you?  Not much.  Regardless of what fine technical distinctions that the gnat-strainers over at the Board will require us to make, you can still find plenty of information on just about any Denver MLS listing by using the search button on this site.  If you would like more data about  things like sales histories or required financing, you can always give me a call.  I’m here to help!
