“Denver foreclosure” is a common search term for Google these days, especially among people who are looking for property in and around the metro area.  Demand for foreclosed Denver CO homes and suburban property is being driven by five factors:

  1. Credit rates that are at historical lows
  2. Jumbo loan are now available at rates close to conventional mortgage rates.
  3. The $8,000 federal  tax credit has made starter homes and foreclosed homes more attainable for first-time home buyers. The FHA has plans to “advance” the credit for home purchases and is expected to stimulate more sales.
  4. Metro Denver and suburban Denver enjoys a permanent demand for homes, especially close to light rail and close access to DTC and major highways.
  5. The Denver area offer great recreational activities, including skiing, biking, rafting and fishing. It also contains a number of excellent major league teams.

Right now, there are fewer foreclosed listings for sale on the MLS/IDX system compared to last year. At the time of this post,  besides Denver Colorado, purchase opportunities can still be found in Highlands Ranch, Centennial, Castle Rock and Parker, among others.
