The answer is yes! Here are 4 good reasons why now is the time.
1) The children of baby boomers are just now entering the housing market and are renting instead of buying.
2) The economy and foreclosures are offering incredible buying opportunities.
3) Mortgage rates are at lifetime lows.
4) You control the investment unlike other investments like the stock market.
Did you know that in the Denver metro area, according to Gordon E Von Stroh of the University of Denver, the vacancy rate for single family homes in Douglas County for 1st quarter of 2011 was just 1.1%? And in Arapahoe County the vacancy rate was just 1.8%?
Interest rates are also incredibly low. 30 year fixed mortgages are 4-5% for investor loans, and even lower for a 15 year mortgage. With 20% down, your investment in a single family home in Parker Co or the surrounding area makes sense. This is not some get rich quick scheme. This is long term, wealth building. Will this require work? Yes. Even if you hire a management company, you will have to stay involved.
