A shortage of homes for sale in Denver Co?

Actually, yes, in some prices ranges there is a shortage of homes for sale.  Many buyers just assume with the US economy slowing down, that there are too many homes for sale in the Denver metro area.  And while you could certainly make that case for the upper price range homes in outlying areas like Castle Rock, Littleton, Aurora, and Centennial,  the number of homes for first time buyers is down from last year.


According to the recent MLS, Multiple Listing Service, for the Denver CO metro area, homes priced less than $85,000 had less than a one month supply of homes for sale on the market.  The National Association of Realtors says that a six month supply of homes is about the right balance. The first time homebuyer market is red hot!

Compare this to homes over $460,000 and there was a 16 month supply of homes for sale in the Denver metro area.  Or how about the million dollar mansions?  Try a five year supply.  There are truly some motivated sellers in that price range!
